Although most of my 2018 listings have closed above 100% of the listing price, I notice that many agents are lowering initial listing prices just days after imputing them into the Multiple Listing Service (MLS). The reason for this is seller over exuberance.

Agents have the experience, value data and precise comparison information. However, the seller thinks they can sell for more than the agent recommends. They want the agent to “test” the market. The agent will reluctantly acquiesce the seller’s curiosity to the detriment of the agent’s initial marketing effort and ultimately, the seller's best financial interest.
