Compile your list of comparable properties that match your property’s building style. In today’s marketplace, a “side-by-side” duplex usually commands a higher price than an “up-down” floor plan style. A side-by-side “shotgun” style building will usually command a lower price than a duplex with wide street frontage. The accuracy of your valuation depends on using similar property styles.
Compare similar sized properties. It’s best not to include comparable properties over or under a 15% variance in square footage in comparison to your property. Make exceptions only if you lack comparable properties. Make the proper valuation adjustments regarding finished or unfinished square footage.
